‘Pre-Budget Expectation’

“We expect the government might make the common man happy by giving them higher tax benefits ,more interests on savings account ,lower interest rate on housing and education loan and the most importantly no more hike in petrol diesel prices opposite to what happened in the previous budget .We don’t expect any major changes in stability of tax rates, although nominal GDP growth is expected .In the past we have seen all the sectors, mainly industrial suffering from the effect of recession but that might be not the case at least this time."

26th January symbolizes as one of the most significant days in the history of INDIA. Being citizens of India, we all celebrate this day as Republic Day across the nation. It’s the day when Indian Parliament adopted the constitution while comprehending the long-cherished dream of Mahatma Gandhi. All those great leaders and patriots who had sacrificed their lives for the cause of autonomy are given tribute on this attributed day. Republic day is the momentous for India, regional identity takes a backseat and universal plea of unity and brotherhood reigns supreme. Under the British Rule the development in India was dormant; each sector of the society from education to economy was underdeveloped.   With the emergence of constitution and leaders’ pledge to safeguard the interest of people with development as a whole kindled a ray of hope that marked the beginning of new era leading to growth. And now we are amongst the rapidly growing countries in the world.  All of this has been possible because of the united growth in every sector in the country.

Before independence real estate development in India was concentrated only in few metropolitan cities. As India started on the path of development, urban cities experienced a large scale migration of people from rural India and this led to the demand for commercial and residential places.  The demand for housing in urban centers increased the business opportunities causing a boom in realty sector.  New concepts like large shopping malls, along with residential and commercial   penetrated the real estate industry.   Extensive modernization and busy lifestyle has created a demand for farmlands as well. Soaring growth has led to the hectic lifestyle, now people prefer living in open spaces closer to metro to enjoy peaceful moments .By identifying the need we created the idea of farmlands to provide customer a place to find solace in.

 Republic Day is not only the remembrance of martyrs but it is the day which make us proud to be part of the nation which is growing at a rapid rate.

GREEN BUILDING CONCEPTS IN INDIA

The world’s population has grown exponentially since the Second World War. Thus a huge pressure on available land and natural resources has been increasing tremendously. As a society, we will eventually face depletion of most widely used source of energy, i.e. the non-renewable fossil fuels. There are hefty amounts of materials and a lot of energies that are consumed during the construction and operation of a building. In order to reduce dependence from fossil fuels and other resources development of such buildings that are more energy efficient and have less impact on the nature or environment during operation has become our necessity. Development of Green building is the solution to it. Green building is also known as green construction and sustainable building. This refers to the eco-friendly development of the structure. It has been developed in a way that it is fruitful for resource-efficient throughout a building’s cycle i.e. from site to design, construction, operation, maintenance, renovation and demolition. To develop a green building close corporation of the designing team, the architects, the engineers and the client at all project stages. This kind of building encompasses to concise concerns of economy, utility, durability and comfort. While new technologies are constantly being developed to develop more efficient, cost-effective and greener structures.

According to the survey, by the year 2050 it is estimated that residential, commercial and institutional building will consume 38% of global energy and will release 3800 mega tones of carbon in the atmosphere, which is dangerous for healthy life. More than, 25 million sq. ft. of green buildings are being constructed all over India and approximately 100 buildings have reportedly registered for LEED (Leadership in energy and Environmental Design) rating program. LEED is a committee consists of a suite of rating systems for designing, construction and operation of high performance of green buildings and neighborhoods.

Green building is a phenomenon which should be strictly followed by the capital of India i.e. DELHI/NCR. As the real estate sector is running toward growth with full pace. According to a survey, by 2015 metropolitan cities will consume commercial space of nearly 9.5 million square feet. So, through the given figure we can think of the amount mega tones of carbon released in the atmosphere. If we intend to build green building the amount of carbon released will witness downfall, which is collectively good for the atmosphere. 

There are many various smart green building technologies for green buildings such as displacement ventilation, Atrium, solar panels, radiant/passive heating, day lighting/ passive lighting, power saving electronics and computerized windows.
